Background
The Subject Property is located south of Chicago Avenue on Marion Street in a Zoning District classified as B-1/B-2 General District. The property is improved with a single-story frame building with basement. The area immediately north of the Subject Property is Zoned B-1/B-2 General Business and developed with business uses. The area south of the property is Zoned R-6 Multiple-Family and developed with multiple-family dwellings, a single-family residence and two-family dwellings. Village records indicate that the Village Board approved a re-zoning petition (map amendment) to change the zoning of the property from a residential to a business district on November 19, 1973. Prior to the re-zoning, the property was used as a single-family residence.

Alternatives
The Village Board can accept the recommendations as presented, deny the application, or approve the application with modifications.
