Background
The subject property, which is functionally connected with the adjacent parcel to the west (6144 Roosevelt Road), is located near the northeast intersection of Roosevelt Road and Lombard Avenue in the RR Roosevelt Road Form-Based District. The lot is improved with a two-story building featuring several commercial tenants, and a pharmacy was recently operating from the front space at 6144 Roosevelt Road.
The applicant, a nurse practitioner, seeks special use approval to open a small 100-square-foot medical clinic for primary care, telehealth, and weight-loss wellness services in an office suite in the building located on the second floor. The Applicant would provide routine outpatient services by appointment only, with a limited daily patient volume. The proposal includes minor interior improvements; the space is two connected rooms, with one being used for office/administrative work and the other for seeing patients.
On February 9, 2026, the Project Review Team (PRT) reviewed the proposal. The PRT consists of representatives from various departments and divisions within the Village government. The Zoning Board of Appeals held a public hearing on this request on April 1, 2026.
