Background
The Subject Property is located on the south side of Harrison Street between Lombard Avenue and Highland Avenue in the HS Harrison Street Zoning District. The Subject Property is surrounded by the properties zoned within the HS Harrison Street Zoning District and the following uses: to the north, Harrison Street and live/work units and studios/retail properties; to the south, residential dwelling units; to the east, commercial/retail properties; and to the west, commercial/retail properties. The Applicant plans to operate a physical therapy clinic within the existing CrossFit Spero workout facility at 221 Harrison Street. The physical therapy clinic would be operated within an existing tenant space and would supports the HS Harrison Street Zoning District by drawing in clients who would patronize businesses in the area.
